A semi-detached home in Thornberry, Letterkenny, will have an annual property tax of €225

HOMEOWNERS in Co Donegal can finally get an idea of what their house might be worth – and how much property tax they will have to pay.

The guidance – on www.revenue.ie – was released last night.

However the Revenue insists it is only a guide.

Most detached homes in the county have been guided in the €100k to €150k bracket, which means most people will pay an annual home tax fee of €225. This year it will be for just six months and will be €112.50.

This is the same for areas like Buncrana, Letterkenny, Bundoran, Donegal Town and Ramelton.

However in some rural areas the guide price for a detached home is in the lowest band of €0k to €100,000, costing homeowners €90 for the full year – although again that will be €45 for the last six months of this year.

For semi-detached homes the prices vary again.

In Donegal Town and Buncrana they are valued in the lowest band of €0k to €100k. However in Letterkenny they are in the next band of €100k to €150k.

Apartments across the county are all in the lowest band of €0k to €100k, except in Ballyshannon where they are valued higher in the second band of €100k to €150k.

The new Local Property Tax comes into force in July; letters will be sent out by the Revenue to all homes in the next few weeks, with the first estimates arriving through homeowners’ letterboxes in the coming days.

The amount you pay depends on the market value of your residential property on 1 May 2013 as assessed by you.

Property values are organised into a number of value bands up to €1m. The tax liability is calculated by applying 0.18% to the mid-point of the relevant band. Residential properties valued over €1m are assessed on the actual market value at 0.18% on the first €1m in value and at 0.25% on the portion of the value above €1m.
